1. Introduction

Welcome to Paritala Farm Land. By accessing or purchasing land from us, you agree to comply with the following Terms & Conditions. These terms govern all transactions and legal agreements between the seller and the buyer.

2. Land Ownership Rules

All land transactions shall comply with the applicable laws and regulations of the State of Andhra Pradesh and the Republic of India. Buyers must adhere to the following land ownership guidelines:

• Land purchase must be in accordance with the Andhra Pradesh Agricultural Land (Conversion for Non-Agricultural Purposes) Act and other relevant laws.
• Non-agriculturists may require government approval to purchase agricultural land, as per the AP Land Reforms Act.
• Foreign nationals and non-resident Indians (NRIs) must comply with the Foreign Exchange Management Act (FEMA) and RBI regulations before purchasing land.
• The transfer of land titles will only be processed as per the Registration Act, 1908, and the Andhra Pradesh Land Revenue Act.
• Any disputes regarding land ownership will be resolved under the jurisdiction of the Andhra Pradesh Civil Courts.

3. Payment Terms

• All payments must be made in full as per the agreed terms and conditions at the time of purchase.
• Payments shall be made via bank transfer, demand draft, or other legally accepted payment modes.
• The seller holds the right to cancel the transaction in case of non-payment or non-compliance with agreed-upon terms.
• Any government-imposed charges, stamp duty, or registration fees shall be borne by the buyer.

4. Legal Compliance

• All transactions shall comply with the Registration Act, 1908, the Indian Contract Act, 1872, and other relevant state and central government laws.
• Buyers must verify all legal documentation and ensure due diligence before proceeding with the purchase.
• The seller shall not be responsible for any legal issues arising due to a buyer’s failure to comply with the laws.

5. Dispute Resolution

• Any disputes arising from the purchase of land will be resolved amicably through mutual discussion.
• If unresolved, disputes shall be settled through legal proceedings under the jurisdiction of the competent courts in Andhra Pradesh.

6. Additional Terms

• Any further terms and conditions specific to the transaction will be detailed in the agreement document provided in person.
• Buyers must acknowledge and accept all terms before proceeding with the purchase.
